New England winters are brutal — and your garage door takes the brunt of it. Sub-zero temperatures, ice storms, road salt, and heavy snow all conspire to wear down springs, freeze tracks, and destroy weather seals. A little preventive maintenance in the fall can save you from a mid-January emergency.
Cold temperatures cause lubricants to thicken and lose effectiveness. Apply a silicone-based or lithium-based spray lubricant to the following components before the first freeze:
Do not use WD-40. WD-40 is a solvent, not a lubricant. It strips existing grease and leaves components unprotected once it evaporates.
The bottom seal is your first line of defense against cold air, snow, and water. Check it for cracks, tears, or sections that have gone stiff. A damaged bottom seal lets freezing air pour into your garage and can freeze to the floor — making the door impossible to open without forcing it.
Also check the perimeter seals along the sides and top of the door. Gaps let in cold air and moisture, reducing your garage's insulation value and driving up heating costs. Replacing worn seals before winter is inexpensive and takes less than an hour.
When snow melts during the day and refreezes overnight, ice can form inside the vertical tracks near the floor. This prevents the rollers from traveling smoothly and can cause the door to bind, jump, or come off track entirely.
Never force a frozen door open. If your door won't move, check the tracks for ice buildup first. Clear the ice carefully with warm water — never use a heat gun or torch near the door. If the door is frozen to the floor, gently break the seal by tapping along the bottom with a rubber mallet.
Cold weather makes metal more brittle. Springs that are nearing the end of their lifespan are significantly more likely to break during a cold snap. If your springs are more than 7–10 years old or you notice the door feeling heavier than usual, have them inspected before winter hits.
A simple visual check: look for gaps in the coils of torsion springs. If you see daylight between the coils when the door is closed, the spring is stretched and nearing failure.
The safety sensors at the bottom of your garage door opening are required by federal law — and they're easily blocked by snow, ice, and road salt spray. If your door opens but refuses to close during winter, dirty or obstructed sensors are the most common cause.
Wipe the lenses with a dry cloth regularly throughout the winter. Also check that snow hasn't piled up in front of the sensors and that they haven't been knocked out of alignment by a snow blower or shovel.
Power outages are common during New England winter storms. Without power, your garage door opener won't work — and you'll need to operate the door manually using the emergency release cord. That's not ideal when it's 10 degrees and blowing snow.
